Patios are cleaned the same way as drives, with more care: the type of slab decides the pressure, the cleaner and whether a soft wash is used instead. HomePros.ie's 2026 guide gives €3–€6 per m², or €90–€180 for a 30 m² patio (VAT not stated).
Sandstone and limestone mark easily under a strong jet. Porcelain is tough but shows streaks. Concrete slabs take the most pressure.

Squeeky Clean is in Kilcoole, Co. Wicklow, so its prices are an out-of-area comparison. Checked 28 October 2026. We looked for a Limerick power washing company that publishes its own price list and didn't find one we could cite. So the ranges here come from national guides, with a Wicklow price list for comparison. Treat them as a guide, not a quote.
Know your slabs
| Slab | How it's cleaned | Watch for |
|---|---|---|
| Concrete slabs | Rotary surface cleaner at normal pressure | Old stains may only fade |
| Sandstone (Indian sandstone) | Lower pressure, often a soft wash for algae and black spots | A strong jet can etch the surface and lift the riven texture |
| Limestone | Low pressure, a cleaner suited to stone | Acid cleaners can damage it |
| Porcelain | Normal pressure, a good rinse | Streaks and film if the cleaner isn't rinsed off |
| Block paving or cobble lock | As a driveway | The sand in the joints washes out |

Black spots and green film
The green film on a Limerick patio is algae. It grows fastest where the patio stays damp and shaded: behind the house, under trees and along north-facing walls. The small black spots that don't wash off are often lichen, which grips the stone. A soft wash, a cleaning solution applied at low pressure and left to work, kills both. A jet alone tends to leave the black spots behind and can scar softer stone trying to remove them.
What the job involves
- Clear the patio.Furniture, pots and the barbecue come off. Plants at the edge are wetted or covered.
- Weed the joints.Weeds and moss are scraped out so the clean reaches the joints.
- Treat or clean.Algae and lichen get a treatment. The surface is then cleaned at a pressure that suits the stone.
- Rinse.Slurry is rinsed away from the house, doors and drains.
- Point or sand.Pointed patios may need gaps re-pointed. Sanded joints get new sand once the patio is dry.
Sealing a patio
A sealer can slow staining and regrowth on some stone. It isn't needed on every patio, and it needs a clean, dry surface. HomePros.ie gives €50–€200+ for sealing patios or driveways, depending on area and product. Spooners Cleaning Services gives €4–€10 per m² for sealing and protective coatings (Spooners Cleaning Services, guide dated 2 June 2025, VAT not stated). Squeeky Clean offers resealing at 50% of the cleaning cost (Squeeky Clean price list (Kilcoole, Co. Wicklow), 2026 prices incl. VAT).
What moves the price
- Area. Patios are often priced per square metre. Measure the length and width and multiply.
- The stone. Soft stone takes longer at lower pressure.
- Steps, walls and edges. These take hand work.
- Booking with the drive. HomePros.ie notes that many companies discount two or more areas done on the same visit.

Questions people ask
How much does patio cleaning cost in Limerick?
HomePros.ie's 2026 guide gives €3–€6 per m², or €90–€180 for a 30 m² patio, VAT not stated. Bark.com's Limerick average for pressure washing contractors is €120.
Can you power wash Indian sandstone?
Carefully. A strong jet can etch sandstone. Most companies use a lower pressure and a soft wash treatment for algae and black spots.
What are the black spots on my patio?
Often lichen. It grips the stone and a jet alone rarely shifts it. A treatment applied and left to work does more.
Should I seal my patio after cleaning?
It's optional. A sealer can slow staining and regrowth on some stone. HomePros.ie gives €50–€200+ for sealing, depending on area and product.
How do I measure my patio?
Length times width, in metres. A patio 6 m long and 5 m wide is 30 m². A rough figure is enough for a first price.
